Finished stucco repair and fresh finish on a Miami home exterior

Stucco Repair Miami repairs, installs, and re-stuccos exterior walls for homeowners across Miami-Dade and South Florida. When your stucco cracks, bulges, stains, or starts letting water in behind it, we fix the wall and the reason it failed, whether that means patching cracks, re-stuccoing a section, or installing a new finish. We work on both traditional cement stucco and synthetic stucco (EIFS), on single-family homes, townhomes, and condos.

Most Miami homes are finished in stucco over concrete block, with wood-framed sections on second stories, gables, and around windows. Our climate is hard on all of it. Wind-driven rain, salt air, intense sun, and the daily heat and humidity swings push and pull the wall until it cracks at control joints, corners, and openings, and once a crack opens, water works its way in behind the stucco. We find where the wall is moving and where the water is getting in, then repair it so it holds.

Signs You Need Stucco Repair in Miami

These are the stucco problems we see most often on Miami homes.

Cracks in the Stucco

Hairline, spider-web, or diagonal cracks are the most common sign, and they matter more here than people think. In Miami's climate a small crack is an open door for wind-driven rain to get behind the wall. Stair-step or wide cracks can point to movement or settlement underneath, which we check before we patch.

Bulging, Soft, or Hollow-Sounding Areas

If a section of stucco bulges out, feels soft, or sounds hollow when you tap it, the stucco has likely separated from the wall behind it. That usually means water has gotten in and the bond has failed. These spots need more than a surface patch, they need the area opened up and rebuilt.

Stains, Streaks, or Efflorescence

Brown or rust-colored stains, dark streaks below windows, or a white chalky residue (efflorescence) are all signs water is moving through or behind the stucco. Left alone, trapped moisture rots wood framing and feeds mold. The stain is the symptom, and we trace it to the source.

Crumbling, Spalling, or Exposed Lath

When stucco starts crumbling, flaking off, or you can see the mesh or lath underneath, the finish has reached the end of its life in that area. This is common on older homes and on walls that have taken years of sun and rain. We remove the failed stucco and rebuild the layers properly.

Our Stucco Services in Miami

Repair, installation, and synthetic stucco (EIFS) for Miami homes, done so the fix actually lasts in this climate.

Stucco crack repair on a Miami home exterior

Stucco Repair

Most of what we do is stucco repair, and most Miami stucco problems start as a crack. We repair hairline and spider cracks, stair-step and diagonal cracks, cracks at control joints and around windows and doors, and the larger failures that come when water gets in behind the wall. We match the texture and finish so the repair blends into the existing wall instead of standing out as a patch.

When a crack has let water in, the fix is more than filling the surface. We open up the area, check the wall behind it for moisture, rot, or failed lath, correct the problem, and rebuild the stucco in layers so it sheds water the way it should. Catching it early, while it is still a crack and not a soft, bulging section, is what keeps a small repair from turning into a large one.

Every repair starts with a free on-site look, so you get a straight answer: a simple patch, a section that needs rebuilding, or a sign of something moving underneath. We tell you what the wall actually needs, not the biggest job we can sell.

New stucco installation on a Miami home

Stucco Installation

We install new stucco and re-stucco existing walls across Miami, on new construction, additions, and homes where the old finish has reached the end of its life. Traditional stucco goes on in layers, a scratch coat, a brown coat, and a finish coat, over lath or directly onto concrete block, and each layer has to be done right for the wall to last in this climate.

Re-stucco is the answer when patching no longer makes sense: a wall cracked throughout, patched too many times, or with water damage spread across it. We remove the failed stucco, correct whatever was letting water in, and rebuild the wall with proper flashing and finish, so you are not back to the same cracks in a year.

We match the finish and texture you want, from a smooth coat to a sand or dash finish, and we size the job honestly. If a section can be repaired instead of fully redone, we will tell you that too.

Synthetic stucco EIFS wall system with foam board and reinforcing mesh

Synthetic Stucco (EIFS)

Synthetic stucco, known in the trade as EIFS (Exterior Insulation and Finish System), is a different wall system from traditional cement stucco. It is built from a rigid foam insulation board, a base coat with reinforcing fiberglass mesh, and a flexible acrylic finish coat. It is lighter, adds insulation, and flexes instead of cracking the way hard-coat stucco can.

EIFS also fails differently, usually around windows, trim, and penetrations where water gets trapped behind the system, so it needs someone who knows how it is built. We install new EIFS and repair existing synthetic stucco, including the flashing and sealant details that keep water out. Many general stucco crews will not touch EIFS, and doing it wrong is what causes the moisture problems the system is known for.

If you are not sure whether your home has traditional stucco or EIFS, we will tell you at the free visit and recommend the right fix for the system you actually have.

Why Miami Stucco Cracks and Fails

Cracked stucco on a Miami home exterior

Stucco in Miami does not usually crack because it was bad stucco. It cracks because of what this specific environment does to a wall, year after year. A few forces are almost always behind it.

Block Below, Wood Framing Above

Most Miami homes are concrete block on the first floor with wood-framed sections above and around windows, gables, and second stories. Those two materials expand, settle, and move at different rates, and the stucco spanning the joint between them is where cracks show up first. It is one of the most common places we find them.

Wind-Driven Rain and Hurricane Season

South Florida's rain does not just fall, it gets driven sideways into walls by storms and hurricane-season winds. That pressure forces water into any crack, gap, or failed sealant around windows and doors, and once it is behind the stucco it has nowhere to go. Water intrusion is what turns a cosmetic crack into a structural problem.

Salt Air and Relentless Sun

Near the coast, salt in the air corrodes the metal lath and accessories behind and within the stucco, and the intense Florida sun bakes and fades the finish. Over time both weaken the wall's surface and its ability to keep water out, which is why older and coastal homes tend to need stucco work sooner.

Heat and Humidity That Never Let Up

Miami walls go through daily heat and humidity swings all year. Stucco expands and contracts with that cycle, and over many seasons the repeated movement opens hairline cracks at control joints, corners, and the weakest points of the wall. It is slow, but it is constant, and it is why cracks come back when they are only patched on the surface.

None of this means your home has a serious problem, but it does mean stucco here needs to be repaired by someone who understands why it failed. We fix the crack and the cause behind it, so the same spot is not cracking again next season.

How We Repair Stucco in Miami

A stucco repair is only as good as the prep behind it. Here is how we do it so it lasts.

1

We Inspect and Find the Cause

Every job starts with a free on-site look, not a price over the phone. We find the cracks, check for soft or hollow spots, and trace where water is getting in, whether that is a crack, a failed sealant joint, or flashing around a window. Fixing the cause is what keeps the repair from coming back.

2

We Prep and Open Up the Area

We remove the loose and failed stucco back to sound material, and where water has gotten in, we open the area up to check the lath and the wall behind it. If there is corroded lath, rot, or a bad flashing detail, we correct it before any new stucco goes on.

3

We Rebuild the Stucco in Layers

We rebuild the wall the way stucco is meant to go on, in coats, with reinforcing mesh where it is needed, bonded to the existing wall so the repair becomes part of it. Building it up in proper layers is what makes it hold and shed water instead of cracking again.

4

We Match the Finish and Clean Up

We match the texture and color of your existing stucco so the repair blends in rather than standing out as a patch, seal where it needs sealing, and leave the site clean. You end with a wall that looks right and keeps the water out.

Why Miami Homeowners Choose Us

Stucco Is What We Do

We are not a general contractor who patches stucco between other jobs. Stucco repair, installation, and EIFS is the work, so you get a crew that knows how these walls are built and why they fail in Miami, not someone guessing at it on your home.

We Fix the Cause, Not Just the Crack

Anyone can smear filler over a crack. We find why the wall cracked, whether that is movement, water intrusion, or a bad detail around a window, and fix that too. It is the difference between a repair that holds and one that reopens next rainy season.

Traditional Stucco and Synthetic (EIFS)

We work on both hard-coat cement stucco and synthetic stucco (EIFS), which many crews will not touch. That means we can tell you what system your home actually has and repair it the right way, instead of treating EIFS like regular stucco and causing the moisture problems it is known for.

Licensed, Insured, and Up-Front

Every job is handled by licensed, insured crews, with a free on-site estimate and one written price before we start. Your home is covered while we are on it, and you know the number before any work begins.

What Stucco Work Costs in Miami

Most Miami stucco contractors will not put a number on their site. We will. These are typical ranges from national cost data to help you plan. Your exact price depends on the size of the area, the stucco type, and whether water has gotten in behind the wall, so every job gets a free on-site quote first.

Stucco Crack & Patch Repair

$300-$3,000

A small crack or hole is a few hundred dollars; a larger repair, or one where water has gotten in behind the wall, runs higher. Typical repairs average around $1,600.

New Stucco & Re-Stucco

$7-$10 / sq ft

Traditional stucco installed runs about $7 to $10 per square foot. A full tear-off and re-stucco is priced by the area, so a whole-home project commonly lands in the thousands.

Synthetic Stucco (EIFS)

$8-$14 / sq ft

EIFS costs more than hard-coat stucco because it is a full insulated wall system, not just a finish.

What moves the price: how much of the wall is affected, whether it is a surface crack or water has gotten in behind it, the stucco type (traditional or EIFS), the height and access, how closely the finish and texture have to be matched, and whether any lath, flashing, or framing behind the stucco needs to be corrected.

These are typical national ranges for planning, not a quote. Every wall and every home is different, so we price yours at a free on-site inspection before any work begins.

Stucco Questions Miami Homeowners Ask

Straight answers to what we hear most during free stucco inspections around Miami.

Most stucco repairs run between a few hundred dollars for a small crack or hole and around $3,000 for a larger job, with the average landing near $1,600. New stucco and re-stucco are usually priced by the square foot, roughly $7 to $10 for traditional stucco and $8 to $14 for synthetic (EIFS). The real number depends on how much of the wall is affected and whether water has gotten in behind it, so every job gets a free on-site quote first.

The most common signs are cracks (hairline, spider-web, stair-step, or around windows), sections that bulge, feel soft, or sound hollow when tapped, stains or streaks that point to water behind the wall, and stucco that is crumbling or flaking off. Cracks are usually the first warning, and in Miami's climate even a small one is worth looking at before wind-driven rain gets behind the wall.

Stucco pairs well with the concrete block most Florida homes are built from, it stands up to heat and humidity better than many sidings, and it gives that clean, seamless look common across South Florida. It is durable, but our climate is demanding, so even good stucco needs occasional repair to stay watertight.

Sometimes, but not always. If the existing stucco is sound and well bonded, a new coat can go over it. If it is cracked throughout, bulging, or water has gotten behind it, covering it only hides the problem. We check the condition of the wall first and tell you honestly whether a recoat will hold or whether the failed stucco needs to come off.

Traditional stucco is a hard cement-based finish applied in coats over lath or block. Synthetic stucco, or EIFS, is a layered system of foam insulation board, a mesh-reinforced base coat, and a flexible acrylic finish. They look similar but are built and repaired completely differently, and EIFS in particular needs someone who understands how water moves through the system. We work on both and can tell you which one your home has.

Well-installed stucco can last for decades, but our wind-driven rain, salt air, and intense sun are hard on it, so cracks and surface wear show up sooner here than in milder climates. Keeping up with small repairs and sealing is what lets a stucco wall go the distance instead of failing early.

Yes, more than most people expect. A hairline crack is a cosmetic issue right up until wind-driven rain pushes water into it, and once water is behind the stucco it can rot framing, corrode lath, and spread into a much larger repair. Sealing and repairing cracks while they are small is the cheapest way to protect the wall.

Yes. Every job starts with a free on-site inspection, where we find the cracks, check for soft or hollow spots, trace any water intrusion, and give you one written price before any work begins. There is no charge and no obligation to look at it.
